Fill units faster, manage more doors.
Leasing enquiries answered in minutes, day or night. Owner reports written for you every month. And resident questions, maintenance requests and contractor invoices handled, so the team you have can manage more doors.
Built for
- Residential property managers
- Condominium management firms
- Landlords with several buildings
- Commercial property managers
Every building has an inbox.
Leasing enquiries that wait
Prospective tenants enquire about several units at once and book the first viewing offered. An enquiry that waits until morning can mean another month of vacancy.
The same questions, every day
Garbage days, parking, moving rules, amenity bookings. The answers are in your policies, but residents email anyway, and someone replies to each one.
Maintenance requests everywhere
Requests arrive by email, phone, text and the front desk, with missing details and no photos. Urgent leaks sit next to squeaky doors.
Contractor invoices
Every invoice has to be matched to its work order, quote and building before it is paid. It is slow, so billing mistakes slip through.
What we take on first.
Five jobs that pay back fastest for most property managers: two that fill units and keep owners, and three that let your team manage more doors. The Audit tells you which comes first for you.
Leasing enquiries answered in minutes
Questions about a unit answered from the listing and your rules, and viewings booked straight into your calendar, day or night.
Owner reports, written for you
Monthly reports for each owner written from your data: rent collected, work done, costs and vacancies, with a plain summary. Reporting is what owners judge you on.
A resident assistant
Answers from your own building policies, on your website or by email, at any hour. Anything it cannot answer, and anything urgent, goes to your team.
Maintenance intake and triage
Requests from any channel turned into complete work orders, sorted by urgency and building, with residents asked for missing details and photos.
Contractor invoice checks
Invoices matched to the work order and the quote. Anything over the quote, or not linked to a job, is held for approval.
Ask the resident handbook.
This assistant answers only from one sample building's resident handbook. Ask about moving day, parking or a leak at midnight, then ask something it does not cover.
Edit it to test: answers come only from this text.
Ask a question and the assistant will answer using only the document on the left. If the answer isn't there, it says so instead of guessing.
The building and its rules are fictional. Answers are written by an AI model and can occasionally be wrong. In a real project, anything it is unsure about goes to your team.
Your team stays in charge.
Answers from your policies only
The assistant answers from your own documents and says so when it does not know. It never invents a rule or a promise.
Urgent goes to a person
Leaks, safety issues and anything the assistant is unsure about go straight to your team, not into a queue.
Measured before go-live
We test on real past resident questions and requests, and show you the accuracy before any resident sees it.
Inside the tools you use
It works with your property management software, inboxes and website. No new platform for your team to learn.

What each step includes →Fair questions.
Which property management software do you work with?
If your software has an API or accepts imports, we can usually connect to it directly. If not, we work through the email and forms you already use. We confirm this on the free call, before you spend anything.
What if a resident reports an emergency?
The assistant is set up to recognise urgent issues such as leaks, no heat or safety concerns, and to pass them straight to your team or on-call line with the details. It never tries to handle an emergency itself.
Will residents know they are talking to an AI?
Yes. The assistant is always clearly labelled, and residents can reach a person whenever they want.
Is our data used to train AI models?
No. We use business AI accounts whose terms exclude training on your data, and everything we build runs in your own accounts.
How much does it cost?
The Audit is $750, credited to the Build if you go ahead. The Build is a fixed quote based on what the Audit finds. Keeping it running starts at $350 a month, with no minimum term. All prices are in Canadian dollars, plus HST.
Is this worth it for a smaller portfolio?
Usually, if someone on your team spends most of their day on resident email and maintenance requests. If not, we will tell you so on the free call.
Tell us how long your units sit empty.
In 30 minutes we will tell you what we would fix first, roughly what it would cost, and whether it is worth doing at all.
